Circumnavigating…

Yea verily: another dog-and-human circumnavigation of our lovely North Central Phoenix ‘hood. This morning no sh!thead was holding forth in the park — too early for him, presumably. Whatever: it was a relief to walk around without having obscenities shouted at me.

A new (presumably) owner is re-renovating the handsome, classic home on the corner of the park and Main Drag Central. That place is gonna be worth about a zillion dollars by the time they get through with it.

Seriously: property values here in the ‘Hood are headed for the stratosphere. By the time M’hijito inherits this house (as I sincerely hope he will), he’ll be able to retire to Tahiti on whatever he can sell it for.

Meanwhile, directly behind that fancfiying house, the lovely green park stretches out in three directions — constrained by the presence of Main Drag Central. I personally wouldn’t want to be that close to MDC…or, for that matter, to a wide-open park that beckons to every pot-headed bum who staggers past. But still: get a little deeper into the neighborhood around it, and it’s pretty fine.

If I manage to stay out of an old-folkerie (big IF!), my son will inherit my house and its ever-inflating value. That will give him a juicy choice: he can either move in here and enjoy its classy construction, its lovely pool, and its outrageously central location; or he can sell it and move…just about anyplace he pleases.

Tahiti presumably would not be his first choice. His dad came from Grand Junction, Colorado, a mining town on the Western Slope which, over the years, has evolved into the largest town in Western Colorado. He has remarked that he’d like to move there…so I can imagine him making his escape to those climes, after his dad and I pass on to our furry fathers.

That, unfortunately for him, is likely to be quite a while. Longevity is a Thing in my family: women who didn’t smoke have lived into their mid-90s…and because they were Christian Scientists, they never saw a doctor or had an immunization, either. I do go to doctors and do take flu shots and tetanus shots and the like, so as long as I manage to stay off the local roads, chances are I’ll live nigh unto 100 years old.

He’s doing OK for himself, though…as a practical matter, he could sell his house and get himself into Grand Junction without undue suffering.

Hmmm… What would I do, if I were him and I inherited a pile of dough at just about the time I was ready to retire with a decent pension & Social Security?

Hmmmm…indeed! Y’know…probably not much. I’ve seen the world, having grown up in the Middle East and traveled all over those environs, Europe, and the United States. Absolutely ZERO interest in any further junketing.

Chances are, I’d simply stay right where I am, invest the money, and let it support me comfortably for the rest of my life. I might even get a job just to keep myself amused. Of course, adjunct teaching jobs are all over the place. A journalistic job would be more fun and more interesting — and a lot less work of the unpaid variety. Whatever…I figure money is for loafing.

Hotter than the Hubs

Ruby and I must have gotten a later start on the morning’s neighborhood stroll than I thought, at the time we set out. Lordie, it’s AFTER 10:00 A.M. Not good, on a “spring” (hah!) morning in lovely uptown Phoenix.

Holeee doggerel, is it hot out there.

Y’know what job I’d most NOT like to have, here in lovely uptown Phoenix? ANY job that requires you to work outside!

This morning we passed a crew of guys who were gutting out and renovating the Alleged Molester’s house. This, actually, is a handsome middle-class home backing right onto the park. It was occupied by a family whose son dated some girl who was a few days under the age of consent. Hopped into the sack with her…and they were hard at it when her mother came home and caught them in the act.

The mother called the cops, and the young fella was arrested for statutory rape. He went to prison. His parents lost their shirts. They ended up abandoning the house, which turned into a wreck and has been standing decrepit on that corner for upwards of a year.

Well, someone has gotten ahold of it, apparently, and they’re shoveling it out and renovating it. You don’t even wanna know what that project must cost. The pool was drained and allowed to stand dry for well upwards of a year, so it’s ruined: basically ha$ to be rebuilt. The roof has been redone. Workers inside the house seem to be pulling out and replacing almost everything.

If they put it on the market, it’ll be interesting to see how much they try to get for it.

Two lots to the east, another house is being gutted out and renovated. Another huge project: who can even imagine the cost?

Well, if and when the speculators put those houses on the market, we shall see what they do for the price of real estate here in the ‘Hood. The other properties on that street are pretty upscale, so I imagine we’ll see the whole area go through the financial roof.

Glorioski!

Truly: what a GLORIOUS afternoon!

Weather:

cool but not too cool
sunny but not hot

Neighbors:

Sittin’ around their front yards with the kids out
Kids: cuter than cute, having a great time running around

Ruby the Corgi:

Snoozing in the back bathroom
NOT lost, after all!

😀  As you may have deduced: a small surge of panic. Dog disappeared. Dog declined to come to call. Human could not find Dog anywhere in the house. Human about fainted in terror.

But eventually said Dog did materialize: yea verily, from the back bathroom where she likes to loaf, and where I didn’t see her while I was banging around looking for her.

If I had a little more ambition (and if my right hip weren’t quite so spavined), Ruby and I would walk over to the park, explore a bit, and then wander home.

This is the sort of time when I most miss the ineffable SDXB. He, as you may recall, moved to staid and stodgy Sun City, where he took up with the lively and charming New Girlfriend. 😀 I’ve lived in Sun City, thank you — that was where my parents settled after my father retired, dragging me there with them.

It’s really not my style, and truth to tell I hated being stuck out there during the four years of my university sojourn. So…soon as I finished school and got a job in Phoenix, I moved into town. Never EVER to move back to Sun City.

SDXB, himself the staid and stodgy type, bought a place and decamped out there a few years ago. He tried to get me to go with him, but…been there, done that, ain’t a-doin’ it again! He loves it, though, and shortly took up with a very nice New Girlfriend…for whom, quite frankly, I wish the best.

WhatEVER. Moi, I dearly love the kids playing outside in front. Just came in from a stroll and a visit with parental set: the young people and the toddlers and the dog or two…what more could one want?

😀 Really, it is a lovely neighborhood.

Why on earth would you want to live someplace where no kids are frolicking around?????

Evening in the ‘Hood

Dusk, with high thin clouds floating over the ‘hood. Wow! What a GORGEOUS evening as Ruby and her human stroll around.

This neighborhood gets tonier and fancier and more spectacularly expensive-looking by the day. If I manage to stay here until I die, my son is going to inherit the Asset from Heaven! Seriously: worth Gawd Only Knows how much more than I paid for it.

Gosh, I hope I’ll be able to hang onto this place until then. Really, that only needs to be another eight or ten years. As we scribble, Zillow claims this place is worth about five times what I paid for it. My first house here is supposedly worth some four times more than I paid…and it’s almost two blocks closer to the spectacularly noisy Main Drag West.

And frankly, I can’t see a single sign that this area is likely to slide downhill anytime in the near future, barring a catastrophic recession. Which I kinda doubt is gonna happen.

The area is relatively safe, crime-wise.  And we’re within walking distance of three major supermarkets, a medical clinic, a veterinarian, two first-rate public schools, at least one good private school, a well-respected hospital, a beautiful neighborhood park,…on and on and on. Meanwhile, the county has run a swell new light-rail line up the west side, and busses zip up and down all the major main drags.

If things stay reasonably stable or, God and the Taxpayer willing, continue to improve in quality and public services,  M’hijito will inherit one HECK of an asset.  By then, it should be solidly ensconced in the tony district known as North Central, even the public schools (now a shade wanting…) brought up to par and beyond, and the property values hovering near the stratosphere. He’ll be able to claim a more-than-decent house in an upscale district, or else sell it and move to the retirement venue of his dreams, out in Colorado.

Nice thing to daydream about...as day fades into dusk…

😀

Reel Estate…

Good lord! Looking at the local real estate ads is like watching a horror movie! 😮  Prices have hit the stratosphere and are headed into orbit.

Here’s an aging tract house in my son’s neighborhood, nothing special: $389,000. What the hell do they think it’s made of???? And…have they ever heard of “taste”?  That orange and black in the bedroom: eeeek!!! Wait wait! check out the blood-red bedroom!!!

Zillow thinks my son’s house is presently worth $498,000!!!

Let’s see what the prices are here in the ‘Hood…

One house for sale, right on a truly gawdawful main drag: 3 bedrooms, $420,000. And…1300 square feet; doesn’t even have a pool. WTF???  Here’s one up for auction(???!!!): it’s the same model as mine, $477,000.

Wow!

Now we begin to ask, am I going to be able to stay in my home? Because the taxes are gonna go into the stratosphere.

That’s what happened in Southern California when real estate prices went berserk. I had a cousin — an elderly woman who had lived in the same place for-freaking-ever — who lost her home because she couldn’t afford the taxes.

THIS is not good.

Oh, jeez! Here’s one right up the street from me…matter of fact, it seems to be the same model as mine: $635,000!!!!!!

Uhm…I may not be able to pay the taxes, either….

Real-Estate Dreamin’

The idle(!!) mind returns to the fine overpriced patio homes I saw yesterday while roaming around the neighborhood. Parked between the canal and the neighborhood that DXH still inhabits, one of those places would be exceptionally convenient for my son. And about three blocks from a major supermarket, allowing me to stock up on groceries without ever thinking about having to drive to a store.

Uhm…

But…waitwait! Don’t I already live in such a ‘hood? Maybe even better: the Funny Farm is not just within walking distance of ONE market, but of FOUR: a Sprouts, a Safeway, an Albertson’s, and a Fry’s! It’s a three-minute drive (or an easy walk) to DXH’s place.

OHHHHkayyy… So much for that excuse to spend money and discommode oneself for a month or so! 😀

Out of sheer luck (given that I didn’t have the faintest idea what I was doing back in the house-hunting day), my present house happens to be located in just about as convenient a spot as possible.

My son’s car makes the location no less convenient for my son than the one down the street from his dad’s place.

The house on Central Avenue…well, it is nigh onto Central, a busy and noisy commuter thoroughfare.

It’s really no closer to shopping than where I am…and as a matter of fact, it has fewer nearby outlets.

Truth to tell, this li’l house here — the one in the neighborhood that my Realtor friend brought to me lo! these MANY years ago — very probably is in about the best location available within Maricopa County.

> It’s in a solidly upper-middle-class residential district

> Trains and busses serve the ‘Hood pretty much 24 hours a day

> Not one but three major hospitals serve the area (John C. Lincoln, Abrazo, and HonorHealth). A number of independent doctors practice out of offices within walking distance.

> The house is within easy walking distance of three major supermarkets (a Sprouts, an Albertson’s, and a Fry’s). And not one but two specialized computer stores.

> And if you have a kid, two excellent K-12 schools and one of the best public high schools in the city serve the district. Plus several private schools.

What more is to ask for? Truth is, this location is by far superior to any others I’ve seen in the past few months.

And…ahem… It’s paid for. 😉

Truth to tell, I don’t at all need a car to live here. This is a perfect neighborhood for an old bat who is reduced to having to get around on foot or by public transit!

And furthermore…  If I’m able to hang in here until I croak over (not unlikely, given my relatives’ track record for health & longevity), my son will inherit a nice house in a pleasant neighborhood that is paid for.

Hm.

Soooo….no. I reckon I’m NOT interested in any kewl patio homes on the high end of tony North Central Avenue. Who needs it?

😀
